Rosanna Clarke

Rosanna works with a broad range of clients such as landowners, investors, promoters, landlords, and tenants on commercial property matters.

As a senior associate in Holmes & Hills' Legal 500 recommended Commercial Property Department, she has over a decade of experience working across the main aspects of commercial property work:

• Property acquisitions and disposals
• Development projects
• Property refinance and secured lending
• Commercial leases and occupational matters

Rosanna works collaboratively with the firm’s specialist Departments and Divisions including Land and Development, Construction, Planning Law, and Corporate and Commercial to provide comprehensive advice and expertise on commercial property transactions. She has been complemented on her pragmatic solutions-based approach. Rosanna works with her clients to gain understanding and insight into her clients’ objectives, and to provide clear and strategic legal advice.

Examples of Rosanna’s recent work include:

• Acting for landowners, developers, and investors in negotiating options for lease for various renewable energy projects across the country;
• Acting for a landowner in relation to a high-value disposal of land to a developer, with associated overage;
• Acting for a corporate landlord in relation to the grant of a lease to a well-known retail chain;
• Leading a team of commercial lawyers in connection with a high-value refinance of an industrial estate, involving various leasehold interests; and
• Working alongside corporate lawyers in connection with various asset purchases of sites across the country, for the purposes of redevelopment.

Rosanna also has experience in preparing and negotiating City of London Law Society forms of Certificates of Title on various portfolio refinance transactions.

Rosanna joined Holmes & Hills Solicitors from another large regional law firm in 2023 and is based at the firm's regional Head Office - the A12 Commercial Hub - in Colchester (Marks Tey).
