Lease extension solicitors recognised as regional specialists

Holmes & Hills Solicitors’ Commercial Property Department, which includes the firm's expert lease extension solicitors, has been recognised as a specialist team in their field by The Legal 500 independent directory of the UK’s top law firms and solicitors.

Callie Tuplin, Holmes & Hills lead lease extension specialist, acts for leaseholders across England and Wales and a very many in London. Callie acts for leaseholders of short leases (those with less than 90 years) who are looking to extend to protect their investment; avoid increasing ground rents; or to make their property more saleable.

As the firm’s leasehold property specialist, Callie also acts for groups of leaseholders who are seeking to exercise their right to purchase the freehold of their building through the collective enfranchisement process.

In addition to the independent recognition by the Legal 500, also recognising Holmes & Hills’ specialist expertise in leasehold property law is the firm’s inclusion on the solicitors panel of ALEP (Association of Leasehold Enfranchisement Practitioners).

Lease extension solicitor, Callie Tuplin, advises and represents leaseholders in extending leases via the statutory and non-statutory process, advising and guiding clients on the advantages and disadvantages of each process given consideration to the circumstances of leaseholders and their short, medium and long-term intentions for their property. Another large groups of clients for Callie is leaseholders who own a share of freehold, this group often extending leases up to 999 years.

Recognising that most people will not have had to extend a lease previously and are only likely to have to doit one in their lifetime, Callie provides free initial advice to leaseholders to ensure they can properly consider their options and make informed decisions about the best route forward and next steps.

As well providing expert advice on the legalities of extending a lease, Callie provides excellent initial guidance on strategic approaches to dealing with freeholders, including covering making initial approaches to freeholders, providing guidance on what information to share and not share, as well as what clauses may impact a leaseholders long-term interest in a property. Callie also works with a national network of specialist lease extension valuers to ensure clients can readily access expert and reasonably priced valuation reports to assist in decision-making and negotiation.
